What if I have tenants in my house?
If you have tenants in your house, we can work with them if they are current on the rent and abiding by the lease agreement. If they are not in compliance, we can still buy your house and take steps to get them evicted.
Can I still sell my house if it has liens on it?
Yes. In most cases, we can negotiate with lien holders for a partial pay off, or if the payoff amount is not too much, we can pay off in full if need be.
What is my house is listed with a broker?
It depends on the price and situation. In some cases the price may be too high with the commission. In such a case we may have to wait until your Listing Agreement expires. However, if you are dissatisfied with your agent, most will cancel the Listing Agreement with no problem.

However, in some cases we can help you to improve your credit if you have been late or behind on payments by leaving the current mortgage in place. When we buy this way, it helps to improve your credit by us making the mortgage payments on time. This allows you to buy a new home faster than if you had gone all the way into foreclosure.
